What Magnolia Springs does to a window

Magnolia Springs is a small town built along the Magnolia River under some of the biggest live oaks in Baldwin County, and the trees set the terms. Oak Street and the lanes off County Road 49 are shaded most of the day, the river keeps the air damp year round, and the north-facing glass and screened porches grow a green film of mildew in spring and fall. In March and April the oaks and the pines behind them drop pollen thick enough to coat every pane, and it sits in the tracks until the first heavy rain washes it down to the sills. The river itself adds a fine mist on still mornings that dries on the waterfront windows as a haze.

Bon Secour, a few miles south, is where the river meets Bon Secour Bay and the working shrimp docks, and the glass there deals with the bay as much as the trees. Salt comes up the river on a south wind and across Oyster Bay, and the waterfront homes along County Road 10 and the lower Bon Secour River get a salt film that takes a few weeks to build and a few more to become hard to see through. Out toward Fish River and Weeks Bay the problem flips back to shade, pollen and sprinklers on well water, which leave a line of mineral spots along the lower panes of the newer houses. Hurricane season brings spray and leaf litter to all of it.

A quarterly plan suits most Magnolia Springs and Bon Secour homes, with the inside glass done once a year, and many customers add a spring visit for the pollen. Waterfront homes on the Magnolia River and the lower Bon Secour River sometimes go to every two months. We work the river lanes and the bay side on the same day so nobody waits long for a visit, and send a text the morning of each one. Screens and tracks come with the Platinum package, which is what most homes under the oaks end up choosing.

Magnolia Springs window cleaning questions

How much does window cleaning cost in Magnolia Springs?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.

How often should windows be cleaned in Magnolia Springs?

Quarterly keeps the mildew, pollen and river haze under control for most homes under the oaks in Magnolia Springs. Waterfront homes on the Magnolia River and the Bon Secour River and bay sometimes go to every two months. Most people have the inside glass done once a year.

Can you get the green film off porch screens and shaded glass?

Yes. Mildew on north-facing glass and screened porches comes off with the regular clean, and it stays off longer on a plan because we get to it before it builds up. Screens are included in the Platinum package.

Do you clean older wood-frame windows on the historic houses?

Yes. Many of the homes on Oak Street and along the river have original wood sashes and divided-light glass, and we clean them pane by pane rather than with a pole. Tell us about the windows on the quote form so we plan enough time for them.
